North Fort Myers sits right next to the northeast Cape, and we repair roofs there every week: leaks, storm damage, metal roof-overs on manufactured homes and the flat roofs over carports and Florida rooms. It's unincorporated Lee County, so permits go through the county.

Tell us where the roof is and we'll call to set a time.

No obligation. We call first to set a time, and nobody shows up at the address unannounced.

Next door to the Cape, under different rules

North Fort Myers runs along the north bank of the Caloosahatchee and meets northeast Cape Coral around the 33909 ZIP. It isn't a city. It's unincorporated Lee County, so a roof repair that needs a permit is filed with Lee County's Department of Community Development through its online eConnect portal rather than with Cape Coral. Same paperwork for us, different office.

Manufactured homes and their roofs

North Fort Myers has a large number of manufactured-home and 55-plus communities, and their roofs are their own subject.

  • Metal roof-overs. Many older units have had a metal roof installed over the original, on a framework of furring strips. Leaks show up where screws have backed out, where the roof-over meets a carport or Florida room, and at the front and back edges where wind gets under the panels.
  • Low-pitch roofs. Original manufactured-home roofs are close to flat and need coatings or membranes kept in good shape. Ponding water and cracked coatings are the usual complaints.
  • Add-ons. Carports, screened porches and Florida rooms are often tied to the main roof with a simple flashing strip. That joint moves with the house and is the most common leak we're called for.

Park rules sometimes control materials and colors, so tell us if your community has an architectural committee and we'll work to its guidelines.

Site-built homes

Off the parks, North Fort Myers has block ranches from the 1970s onward, newer subdivisions with concrete tile and shingle, and larger lots out east and north. On these we see the same problems as across the Cape: split pipe boots, worn tile underlayment, valleys full of oak leaves and loose ridge caps after a blow.

Trees and debris

Much of North Fort Myers has more tree cover than the Cape. Oaks and pines drop leaves and needles that pack valleys and gutters, hold moisture against the roofing and rot fascia. Limbs over the roof scrape shingles and crack tile in every storm. Clearing the valleys and checking under overhanging branches is part of every inspection we do here.

Cost

Re-fastening a metal roof-over typically runs $600 to $2,000 depending on its size and how many screws have failed. Resealing the joint where a porch roof meets the home is usually $600 to $1,800. Site-built home repairs follow the same ranges as Cape Coral. Every number is an estimate until we've been on the roof, and the roof repair cost guide lists them all.
