A different city on the other side of the bridge
Fort Myers is ten minutes from the Cape over the Midpoint or Cape Coral bridge, but it's a separate city with its own building department and its own permitting. That matters for roof work: a repair that needs a permit in Fort Myers is filed with the City of Fort Myers, and its inspectors schedule the visit. We handle that paperwork the same way we do at home.
The roofs we see in Fort Myers
Fort Myers is older and more mixed than Cape Coral, and the roofs show it.
- Older neighborhoods near the river. Homes off McGregor Boulevard and in the streets around downtown include houses from the early and mid twentieth century, with low-slope additions, enclosed porches and roof lines that have been changed more than once. The joints where old roof meets newer roof are where these leak.
- Mid-century block ranches. Common across the city, often re-roofed in shingle at least once, with plumbing vents and flashing that were reused rather than replaced the last time round.
- Newer communities toward I-75. Concrete tile and architectural shingle on homes from the last thirty years, where we see cracked tiles, tired ridge caps and pipe boots at the end of their life.
- Condos and townhomes. Flat and low-slope sections that hold water after every storm. Repairs here usually go through the association, so we write the scope with that in mind.
River and salt
Homes along the Caloosahatchee take more wind off the water and more salt in the air. Fasteners on metal roofs rust faster, exposed nail heads on shingle roofs corrode, and wind-driven rain finds flashing that would stay dry inland. On these properties we pay extra attention to the windward edges and the fasteners, and we use stainless or coated hardware where it counts.
Storm damage in Fort Myers
Lee County took the brunt of Hurricane Ian in 2022, and a lot of the repairs done in a hurry afterwards are now showing their age: tarps left too long, tiles set without matching underlayment work, flashing sealed rather than replaced. Part of our inspection is checking earlier storm repairs, because they're often the source of today's leak. For anything fresh from a storm, see emergency roof repair.
What it costs in Fort Myers
Pricing is the same as on the Cape; we don't add a charge for crossing the river. A pipe boot or flashing fix usually sits at the low end; a traced leak through tile, a valley or rotted decking at the high end. Each job gets its own written quote after the free inspection, and the full table is on the roof repair cost page. All figures are estimates until we've seen the roof.
Repairs we do here

Do you charge more to come to Fort Myers?
No. Fort Myers is a short drive over the bridge and the inspection is free there just like in Cape Coral.
Who issues roof permits in Fort Myers?
The City of Fort Myers, for homes inside city limits. Homes in unincorporated areas with a Fort Myers address go through Lee County instead. We check which applies to your address.
