A boom-era housing stock
Lehigh Acres is a large unincorporated community east of Fort Myers, reached along Lee Boulevard and State Road 82. More homes went up there during the 2003 to 2007 building boom, peaking at more than 7,500 in 2006, than in the fifty years before it. Most are single-story concrete block homes on generous lots.
For a roofer that means a lot of houses that are about the same age and were built quickly, many with their original roof. Twenty-year-old roofs aren't necessarily finished, but their small parts are: rubber pipe boots have split, sealant around flashing has dried out, and fasteners have started to back out.
What fails first on these roofs
- Plumbing vent boots. The most common leak we find here, often on several pipes at once because they're all the same age.
- Shingle edges and ridge. Wind lifts the first courses at the eaves and the ridge caps, and once the seal strip lets go they keep lifting in every storm.
- Underlayment on tile homes. Tile roofs from the boom years are reaching the age where the underlayment beneath starts to crack, usually at the eaves and in valleys first.
- Rushed details. Flashing that was caulked instead of tucked, and drip edge that was missed in places, both more common on homes built at speed.
Repair now or replace soon?
This is the question most Lehigh Acres homeowners are really asking. Insurers pay attention to roof age, and Florida law limits how they can use it: an insurer can't refuse to write or renew a policy only because a roof is under 15 years old, and an older roof can be inspected to show it has life left. A repair that fixes the leaks and documents the roof's condition can buy real time. If the inspection shows the roof is near the end, we'll say so plainly instead of selling you repairs that won't last.
Permits and practicalities
Lehigh Acres is unincorporated Lee County, so permits go through the county's eConnect system. Lots here are large and easy to reach, which keeps access simple and repairs efficient. Wide-open neighborhoods also take wind straight on, so we check every edge and ridge on the windward side.
What it costs
Replacing several pipe boots at once is often $350 to $900 in total, cheaper per boot than doing them one at a time. A shingle leak traced and repaired usually runs $350 to $1,100. These are estimates; your quote follows the free inspection. The roof repair cost page has every range.

Lehigh Acres roof repair questions
Is Lehigh Acres too far for a repair visit?
No. Lehigh Acres is part of our regular area and the inspection is free there.
My roof is about 20 years old. Is it worth repairing?
Often, yes, if the underlayment and decking are sound and the leaks come from small parts like boots and flashing. The inspection photos will show which situation you're in.
