Repair is the whole business
Most roofing companies in Southwest Florida make their money on replacements, and repairs are what they do between them. We built this company the other way round. Fixing leaks, storm damage and worn details is the work we want, which means we have no reason to talk anyone into a new roof early. When a roof does need replacing, we tell you, show you why, and point you to the right kind of contractor if it's not a job we take on.
Why Cape Coral roofs are their own problem
Cape Coral was laid out in the late 1950s and built out over the next sixty years, so the city has almost every roof style Florida has used: low-slope 1960s and 70s block homes, barrel and flat concrete tile on the newer houses, standing-seam and 5V metal, and flat roofs over lanais and additions everywhere. Add more than 400 miles of canals and waterways, salt in the air, a sun that cooks rubber and sealant, and an afternoon thunderstorm most days from June to September, and you get roofs that fail in a few predictable places.
Then there are the hurricanes. Ian came ashore at Cayo Costa in September 2022 as a Category 4, and the city issued more than 20,000 permits in its aftermath. A lot of the repairs done in that rush were done well. Some were tarps left up too long, tiles reset without the underlayment work underneath, and flashing sealed instead of replaced. We still find those every month.
The detail we care about most
If there's one thing that separates a repair that lasts from one that doesn't, it's what happens under the visible roofing. On a tile roof the underlayment is the waterproof layer, not the tile. On every roof the flashing at valleys, walls, pipes and skylights is where water gets in. So our repairs go a layer deeper than the symptom: lift the tile, replace the boot, re-flash the joint. It takes longer than a tube of sealant and it's why we can stand behind the work.
Owned by a roofing family
Cape Coral Roof Repair is family-owned, and the name on our Florida roofing license, CCC1332671, belongs to the owner rather than a hired qualifier. In Florida the license holder answers to the state for every job done under that number, so with us the person accountable to regulators is the same person accountable to you. We keep an office in Cape Coral instead of running the city from a truck based two counties away.
Major roofing manufacturers have certified our crew to install their systems, which can mean a longer warranty on qualifying repairs and re-roofs. Beyond everyday tile, shingle and metal work we also handle stone-coated steel panels, reflective roof coatings and built-up flat roofs, so an unusual roof is rarely a reason to call somebody else.
What happens when you call
Someone answers who can tell you what to do about water coming in right now. We book a time that suits you and call before we arrive; nobody shows up at your house unannounced. At the inspection we go up on the roof and into the attic, because most leaks can only be traced from both sides. You get photos of what we found, marked up so they make sense, and a written quote that says exactly what we'll remove, what we'll install and what it costs.
How a price is worked out
Every quote is built from the actual job: how many square feet are opened up, what materials go back, whether decking is soft, whether a permit is needed and how hard the roof is to reach. You won't get a price over the phone for a leak nobody has seen, because it would be a guess, and guesses are how people end up with a cheap quote that turns into an expensive invoice. Typical ranges are published on our roof repair cost page so you know what's normal before we arrive.
Things we won't do
- Offer to cover, waive or rebate your insurance deductible. It's illegal for Florida contractors, and anyone who offers it is cutting a corner somewhere else.
- Negotiate your insurance claim. We document damage; adjusters and public adjusters handle claims.
- Call sealant a repair when the part underneath has failed.
- Sell you a replacement on a roof that a repair would carry for years.
- Start work before you have the scope and price in writing.
- Knock on doors after a storm.
Who we work for
Mostly homeowners across all four quadrants of Cape Coral, from canal homes in the southeast to newer streets up toward Burnt Store. We also work for landlords and property managers who need a leak fixed between tenants, buyers and sellers dealing with a roof issue raised in an inspection, and small condo associations with flat or low-slope sections. Across the river we cover Fort Myers, North Fort Myers and Lehigh Acres.
